What is IRR?
The internal rate of return (IRR) is an annualized performance metric that accounts for both the cash flow and equity gains throughout the entire investment period.
What is Cash-on-Cash Return?
Often called the cash yield, “cash-on-cash” measures the income generated from the amount invested in a property.
What is real estate syndication?
Real estate syndication involves a group of investors pooling resources to purchase larger assets, which might be too costly or complex for solo investors. Typically, between 25–30% of the capital is contributed by both the syndicator and passive investors, with the remaining 70–75% financed through a bank or lender.
What does accredited investor mean?
An accredited investor is defined by SEC regulations as an individual who satisfies certain income and net worth thresholds. This status permits participation in investment opportunities not registered with the SEC.
Qualification criteria include:
- An annual income of $200,000, or a combined income of $300,000 for the past two years, with the anticipation of sustaining or surpassing this level in the current year.
- A net worth surpassing $1 million, not counting the value of your primary home.
How can I invest?
Self-directed IRA: Many clients have a significant portion of their wealth tied up in retirement accounts. By coordinating with a custodian, you can transfer part of your retirement funds into a self-directed IRA. This move allows for investment in real estate, diversifying your retirement savings. Traditional Cash Investment: Utilizing post-tax income for investment grants you the full benefits of real estate depreciation without the complexities of direct property management.
1031 Exchanges: Our projects are open to 1031 exchanges, offering you a pathway from active property ownership to passive investment in our ventures. We require a minimum equity investment of $1 million for 1031 exchanges.
Capital Gains and Opportunity Zones: For clients with capital gains from selling stocks, businesses, or real estate, we feature projects in qualified opportunity zones. Investing in these projects can defer your tax obligations and potentially eliminate taxes on the project’s sale profits.
What is the average holding period?
Our investment hold period is flexible, generally aiming for a duration of 3–5 years, though certain transactions may extend up to 10 years. This hold period encompasses the timeframe from the acquisition of the property to its sale, at which point the proceeds are allocated to investors.
What does investor communication look like?
Raich Co. ensures ongoing dialogue with our investors, emphasizing transparency across all partnerships. Our investors are updated with monthly construction progress via email, receive quarterly operational updates for each property, and participate in bi-annual portfolio review sessions with our investor relations team, available both in-person and online. Additionally, investors gain access to a secure portal where they can review their investment returns, subscription agreements, tax documents, and distributions.
When are distributions paid?
For each project that generates distributions, we issue quarterly payments through ACH, accompanied by a quarterly newsletter from the Raich Co. asset management team.
